How to Scare Buyers Running Away

Even though we’re in a robust Seller’s Market, it’s still very possible to scare buyers away from your house, so, don’t do these things that decrease your buyer pool:

1. Overpricing: A too-high listing price is one of the biggest deterrents for buyers. Unfortunately, this can result in a lack of interest and stagnant listing, netting you a lower purchase price down the line.

2. Poor curb appeal: Buyers often make split-second decisions on homes, so bad curb appeal can taint their opinion of your property before they even step foot inside.

3. Clutter and personal items: Too much clutter or personalized decor can make it difficult for buyers to envision themselves living in the home. Decluttering and depersonalizing before listing is always worth it!

4. Obvious lack of maintenance: Neglecting necessary repairs or maintenance issues can signal to buyers that the property may have underlying issues. Plus, a home that’s obviously dirty can give buyers the impression that it hasn't been well cared for. These are both common red flags for buyers.

5. Limited access for showings: Making it difficult for buyers to view your home can put them off from seeing it all, which can lead to missed offers and sales.

6. Poor Listing photos: It's as important to declutter and clean for the listing photos as it is for a showing. And, make sure you're working with an agent who uses a professional photographer to make sure your house is shown in the best light!

If you want to attract the most buyers, drum up lots of interest around your listing, and maybe even score a bidding war, stay far away from doing any of these things.
